For our management services, our fee is 10% of the monthly rent for leases exceeding 6 months and 15% for leases less than 6 months.

While our parent organization, Smith & Associates Real Estate, is know for selling high-end luxury homes, our property management company is proud to service any property in any condition.
We do not currently provide property management for short-term rentals, VRBO’s, or Airbnb properties. We would be happy to put you in touch with a trusted local firm that specializes in short-term rentals.
We take care of everything needed for you to turn your property into an income property. We find and screen tenants, take care of all maintenance, all accounting needs. All you do is sit back and collect your check each month.

The management agreement follows the current and active lease. If you wish to cancel your agreement at a lease ending, we do require a 30 day written notice prior to that renewal date. If you choose to cancel the management agreement prior to the current lease date ending, we would still collect the remaining management fees due.
We sure can! We will advertise the property, show to prospective tenants, screen each applicant and draw up the lease for a fee equal to one month’s rent.
You are not required to sell it with us. However, if you sell your property to the tenant that we placed, there will be a fee that will be due to us (this is stated clearly in the management agreement).
Yes, we do! We can set the owners up to receive direct deposit, if requested. If you prefer not to set this direct deposit up, you would receive a check by mail with your monthly income payment.
We deposit the payment to you or send out the check to you on or before the 10th of each month (or the next business day).
Tenants can pay rent by direct deposit through our portal or by check. They can also drop it off to one of our 5 offices in the Tampa Bay area, during and or after business hours.
We conduct a move in and move out inspection of the property. We are happy to schedule other inspections upon request and or if there is reason for concern.
We treat each rental listing just like it were a property being sold. It is advertised on multiple sites ie: Realtor.com, MLS, RELO, Apartments.com, Homesnap, Facebook Marketplace and many more! In addition we also offer compensation to other agents to refer renters to use.
Properties vary in their vacancies. Typically they are not vacant longer than 2-4 weeks.
Any person over the age of 18 that will be residing in the property will be required to apply. We require each party to complete an application, which then gives us a full credit, criminal, and eviction report, if applicable.
You will only be charged for the maintenance, repairs, and materials needed. No additional fees will be added to that invoice. Owners have access to the invoices from the vendors upon request.
Of course! If you provide us with the contact information for vendors you prefer to use, we would be happy to do so! We do ask that they each be licensed, insured and willing to complete a W9 form for payment.
We can update you as much or as little as you would like. This is something that we would discuss when reviewing your management contract. We do always send an email informing you of any maintenance requests that come in from the tenant.

You can submit a request into the portal labeled ‘urgent’ and we will have a company come out as quickly as possible. Someone is checking these requests 24/7.
It will take up to 30 days for your security deposit to be sent out to you.
If there is nothing to be claimed against your deposit, it will be mailed out within 15 days of vacancy. If there is something to claim against your deposit, you will receive a letter via certified mail letting you know what will be claimed, unless discussed otherwise.
